I remember when I did the same. The waiting was awful, too. What you can do is call billing and prepay up the time you have left and then your premium information will be updated, allowing you to claim a home.

I also want to note that if a housing area is full but there's demand for more housing in that area, you can request that more homes be put there. :)

Yes, you can buy deeds with SimuCoins. Those homes are yours for 30 days. At the end of the 30 days, it locks up as if it was never yours at all.

As DAREL said, they are separate systems. If you claim a SCoin deed, the home is yours for 30 days and not a day later until we get purchasable extensions in the system. So no, you cannot maintain a SCoin home with a premium subscription. You will need to wait for the home to clear and then reclaim it with a Premium deed(once you have it.)

The same goes with swapping from premium to 30 days/SCoins. If you choose to drop your Premium subscription at any time, once your billing cycle is up, you will lose the home. You can reclaim it with a SCoin deed at that point.
